Integrated Design Build

One Source of Responsibility
From Concept Through Completion

NJ&J Builders is an integrated design-build company serving Rhode Island — a single source of responsibility for both the design and construction of your home.

The Master-Builder Principle

In years past, a single professional was responsible for both the design and construction of a structure — this was known as the Master-Builder method. Our model operates on that same principle. We manage every phase in sequence. That means site planning, zoning, and regulatory permitting; collaborative design development; building science and construction design decisions; and final documentation and construction.

Since 1999, we have built a broad portfolio of residential and commercial projects across Rhode Island — from Narragansett and South Kingstown to Charlestown, Westerly, Jamestown, and Newport.

A Collaborative Process With the Homeowner

We work directly with our clients through a collaborative process to bring their design ideas to life. Our integrated approach ensures that your aesthetic vision is balanced with the critical design decisions that ensure structural performance, building envelope integrity, and long-term coastal resilience.

From the earliest planning stages through construction, design and technical precision work together — proactively eliminating potential issues before they reach the field.

From Concept to Completion, Phase by Phase

We manage every phase in sequence, with the same team carried through from the first planning decisions to the finished home.

Feasibility & Regulatory Analysis

Before design begins, we manage the initial planning to ensure the project layout adheres to all zoning, RIDEM, and CRMC coastal requirements — confirming the allowable footprint for your site.

Collaborative Design Development

We work directly with you through a collaborative process to bring your design ideas to life, developing floor plans, elevations, and 3D models that balance your aesthetic vision with how the home will perform.

Building Science & Construction Decisions

We control the design of the thermal enclosure and mechanical systems, making the building-science and construction decisions that ensure structural performance, envelope integrity, and long-term coastal resilience.

Documentation & Permitting

Final construction documentation, with CRMC, RIDEM, FEMA, and local permitting managed as part of the same process — so the drawings and the approvals stay aligned.

Construction

We employ our own team of carpenters and manage execution on-site daily, from foundation through finish, translating the plans into a high-performance reality.

Design Oversight Through Construction

The professionals who design the project directly oversee its construction. We employ our own team of carpenters and manage execution on-site daily, from foundation through finish.

With long-term employees and established subcontractors incorporating best field practices into every project, we translate complex plans into a high-performance reality.

Building Science & Coastal Resilience

By controlling the design of the thermal enclosure and mechanical systems, we ensure long-term coastal resilience without compromising your architectural intent. We design for Rhode Island's coast — its flood zones, high-wind exposure, and the regulatory layers that come with building near the water.

See our coastal construction approach for how we handle FEMA flood zones and CRMC permitting.

The Path to Net Zero

As building codes, materials, and building science have advanced — particularly for high-hazard coastal construction — our approach has evolved with them. That progression has led us to Net Zero construction, and where site conditions and client goals align, we design and build homes that produce as much energy as they consume.
